New Parents Meet Loud Neighbors

Mac Radner and his wife Kelly, recently settled into the demands of parenthood, found themselves adjusting to life with their infant daughter, Stella. Their former lifestyle of spontaneity and late nights began to fade as responsibilities took center stage. Friends such as Jimmy and Paula, who had divorced, began drifting apart from them. The couple’s suburban routine was further disrupted when a notorious college fraternity, Delta Psi Beta, moved into the house next door.

Led by Teddy Sanders and Pete Regazolli, the fraternity was known for wild parties and ambitious traditions. Hoping to make history, the fraternity leaders planned to earn their place in Delta Psi’s Hall of Fame by hosting an unforgettable end-of-year celebration.

Initial Truce and Sudden Conflict

Mac and Kelly made an effort to be neighborly. They approached Teddy, requesting that he lower the noise levels. Hoping to build goodwill, Teddy invited the Radners to one of the fraternity’s raucous parties. Kelly bonded briefly with Teddy’s girlfriend, Brooke, while Mac was shown Teddy’s bedroom, complete with fireworks and a master switch for the house’s power supply.

In an attempt to maintain peace, Teddy agreed to keep the volume down—but only if Mac and Kelly promised never to involve the police. When the next night’s party disrupted Stella’s sleep and Teddy could not be reached, Kelly convinced Mac to call the police anonymously. However, Officer Watkins disclosed their identity, which Teddy took as a betrayal.

Delta Psi retaliated with relentless hazing. Garbage was dumped on the Radners’ lawn, and Stella nearly ingested a condom left behind. Mac and Kelly turned to college dean Carol Gladstone, but her intervention was limited. The school’s “three strikes” policy required more violations before action could be taken. Delta Psi already had one strike after burning down their previous house.

Escalating the Feud

The Radners launched a campaign to remove the fraternity. When structural sabotage failed, Kelly manipulated Pete into sleeping with Brooke, which Mac arranged for Teddy to witness. The resulting fallout ended in a fight between Teddy and Pete and an injured professor, resulting in a second strike. Delta Psi was placed on probation, putting their party plans in jeopardy.

Determined to deliver a final blow, Mac and Kelly sought assistance from Jimmy. His motivation came from jealousy, as Paula had begun seeing a fraternity member, Scoonie. They recruited a pledge known as Assjuice to provoke Teddy and capture incriminating footage of hazing. However, Teddy showed compassion rather than aggression, and Assjuice confessed that the Radners had sent him.

Teddy’s retaliation was swift and inventive. Hidden airbags caused chaos in the Radners’ home and injured Jimmy. In response, Mac and Kelly forged a letter from Gladstone lifting the fraternity’s probation. Believing their freedom restored, Delta Psi began planning their ultimate party.

The Final Showdown

The Radners publicized the event, ensuring that it would spiral out of control. On the night of the party, chaos ensued as hundreds arrived. Just before police arrived, Teddy realized he had been tricked. He shut down the party in time, but Jimmy leaped from a balcony to distract him. Kelly infiltrated Teddy’s room to access the breaker box, while Mac confronted Teddy in a fight.

Unable to restart the party alone, Kelly launched a firework at the police car. Paula convinced Scoonie to restore power, reigniting the event. Teddy accepted responsibility and was arrested, instructing Pete to flee with the rest of the fraternity. The authorities shut down the house.

Embracing Parenthood

Four months later, Mac encountered Teddy working shirtless at Abercrombie & Fitch. Teddy shared that he was taking night classes to complete his education. They exchanged friendly words, and Mac briefly joined him in greeting customers.
